APPLYING DE-ICERS AS A SAFETY MEASURE

Winter brings along with it many cleaning concerns, for your staff and visitors, hazardous areas that they must navigate.  An indispensable product that State Building Maintenance Limited will utilize during our winter months is ice melting crystals if your company requests it as part of our Janitorial Services.  So whether you call them de-icers, anti-icers or ice melting granules, they are our workhorse when dealing with slippery driveways, sidewalks and entrances.

There are a number of products that can be used to stop ice from forming.  On areas such as large parking lots, a spray, by truck, is the way most ice melting products are put down before a forecasted snowfall or an ice storm.  For smaller areas, such as on sidewalks, crystals are usually spread about by using a spreader or by hand.  If spread just before the ice or snow arrives these crystals will prevent ice from building up.  Remember, more is not always better, sprinkle just what you need.  Some de-icers are coloured so that you can see where you have spread these granules.  These de-icers will not handle the melting of deep snow from a major snowfall.  You would need to shovel off the snow and then scatter the crystals on your walks to melt what little is remaining.

Our southern Ontario temperatures do often hit minus -15 degrees Celsius or lower so our company generally uses a high performance snow and ice melting product that works with very low temperatures. As slush/moisture is created by these de-icer products it is advisable to shovel this off your sidewalks if you can before another freeze happens.  You would then re-apply the de-icer.   If we provide Porter and Nightly Cleaning Services / Janitorial Services we can offer this service twice a day if needed.  Our product is a bit more expensive than some products and is an additional cost but State Building Maintenance Limited doesn’t want to take any chances with your safety.  But if you have another product in mind we will gladly work with your preference.

There are a number of different chemicals that we can supply, each with their own pros and cons.  We can purchase anything from rock salt to calcium chloride and even in a pinch sand or kitty litter.  There are some products that are even advertised as safe for pets so as to not irritate their paws.

The pros are obvious, the melting of ice and the added grip from the crystals when walking.  But depending on your choice of crystal they can damage concrete, be harmful to your pets and your lawns if too much is used and these products can even rust iron or steal.  So we just want to, once again, emphasis that more it not always better.  Having said that, State Building Maintenance Limited wants your staff and visitors to remain safe during out blustery winter months, that is the bottom line. So without hesitation we recommend that these products be used as required.

Winter has settled into Ontario and now is the time to, as the saying goes, “use an ounce of prevention” in protecting your floors, whether they be vinyl, ceramic, marble, granite, terrazzo, porcelain or hardwood.  State Building Maintenance Limited, a professional and experienced office cleaning and janitorial service, would like to assist you in protecting all your hard floor surfaces from the daily wear and tear of foot traffic by correctly cleaning and then maintaining your floors, this in turn will prove cost effective and also create a lasting impression upon visiting clients.

Office traffic can take its toll on your carpet’s lifespan and we at State Building Maintenance Limited have seen, at times, incorrect recommendations for the type of carpet you should be installing in your office. It is not always the most expensive carpet that will fit your needs. Another salient point would be the type of backing your carpet has. Typically carpets are made of nylon, olefin, polyester or wool. Each fibre has strengths and weaknesses and that must be taken into account when picking out a carpet fibre. Carpet fibres react differently, some will flatten easily and will not stand up to foot traffic, others will absorb oil- based compounds, and no carpet fibre is perfect.

MATERIALS USED IN THE MANUFACTURING OF CARPETS

Advance Nylon, Nylon 6 – Of the most commonly used fibres the new nylons can be one of the most expensive but a more cost effective fibre in the long run. It is the strongest synthetic fibre, therefore making it excellent for commercial use. It stands up well to foot traffic and has excellence stain resistance.

Olefin – Because of the dying method used in its manufacturing olefin is resistant to sunlight fading.   Olefin can be used for outdoor carpets as it has a built in resistance to mildew and moisture. It also has superior stain resistance except for oil-based stains. It is not the most resilient of fibres as it can mat and crush easily.

Polyester – This fibre is not as durable as nylon although it is non-allergenic, resists mildew, is fade resistant, stain resistant and comes in array of colours. It feels soft to the touch. It is susceptible to crushing and will absorb oil-based stains although cleans easily.

Wool – It is an excellent natural material and soft to the touch. It is the most expensive of all carpets but offers durability, flame resistance and repels water naturally. It is ecologically renewable. Wool does require special care. Carpet cleaning solutions used on other kinds of carpets can damage wool carpets so one should rely on a carpet cleaning company that is experienced in the cleaning of wool carpets.

LET US TALK CARPET TILES – A POPULAR CHOICE FOR MANY OFFICES

Carpet tiles, compared to wall-to-wall carpeting, are easy to transport, install and store.

They come in an array of colours and different materials.

Carpet tiles made of shorter and tougher fibres such as nylon are better suited when used in heavy traffic areas such as offices.

For those who choose to go the environmentally friendly route you can chose bamboo tiles.

If one tile is badly damaged it can easily be replaced.

BUT

If you are sensitive to chemicals you may react to their adhesive backing.

The old glue must be completely removed when laying down a new square.

It needs to be laid on a completely smooth, hard surfaces as it does not easily adhere to rough areas, such as blobs of concrete that have been left on the floor from previous construction jobs. And it will never create that continuous luxurious affect that some offices demand.

As we head into the summer season we start to notice the dirt that this season brings into our offices.  Here in southern Ontario we jokingly say we have two seasons, winter and construction season.  Construction or building season brings along with it its own problems.  As roads and parking lots are paved some tarry gravel is regularly left behind that can easily attach to your shoes and then this is often rubbed off on your office carpeting and floors.  What we at State Building Maintenance can recommend is an exceptional TAR remover that will effectively rid your office of all traces of tar.

Besides picking up tarry gravel from newly paved areas we also bring in tiny particles of rock and sand on our footwear when walking on older, worn concrete pavements.  These tiny shards can etch our floors and make them look dull and dirty and can overtime shred our carpets.  A thorough daily sweeping and/or vacuuming is needed.
